An Energy Performance Certificate (EPC) provides an assessment of how energy-efficient a property is. Similar to the energy labels used on household appliances, an EPC gives a clear rating from A (most efficient) to G (least efficient) and shows typical energy costs for heating, lighting, and hot water.

When Is an EPC Needed?

An EPC is required whenever a property is:

The certificate must be available at the point a property is advertised — not after an offer has been made.

In most cases, EPCs are valid for 10 years unless improvements are carried out that significantly change the property’s energy performance, in which case an updated assessment may be beneficial.


Minimum Energy Efficiency Standards (MEES)

Landlords must also comply with the Minimum Energy Efficiency Standards (MEES) regulations. Currently:

  • A property must have an EPC rating of E or above to be legally let.
  • Properties rated F or G cannot be rented out unless a registered exemption applies.
  • Penalties for non-compliance can be substantial.
