Formal expressions of interest are now invited for the unique opportunity to operate the café at Castell Henllys Iron Age Village, Pembrokeshire, under a new 5 year agreement to commence as soon as reasonably possible.
Overview
Castell Henllys is owned and managed by the Pembrokeshire Coast National Park Authority and is a place like no other.
Nestled within thirty acres of beautiful woodland and river meadows in the heart of Pembrokeshire Coast National Park, visitors can immerse themselves in the only Iron Age Village in Britain where roundhouses have been reconstructed on the very spot they would have stood 2,000 years ago.
The attraction’s reconstructed Iron Age Village, Visitor Centre, gift shop, children’s play area, and riverside café sit within this truly unique hidden gem and generate a footfall in the region of 23,000 visitor per year.
Footfall spikes in the summer months which is reflective of the seasonal visitor market. There are no ‘paywalls’ separating the café from the general public, which has developed a strong community customer base in addition to the day trippers visiting the attraction.
The attraction hosts regular cultural festivals and events with strong Celtic connections, providing a unique authentically Welsh experience and offering both daytime and evening opportunities for any prospective catering provider.
The Café’s reported gross turnover for the last 4 years ending November 2024 has been:

Core trading hours are 7 days per week, April -October, 10am-5pm plus Bank Holidays and school holidays. Additional trading hours are available by mutual agreement, the attractions current winter trading hours are Wednesday-Sunday, 10am-3pm.
Comprising internal and external café seating area, kitchen, food prep/ servery area, store room and rear loading (see plan below).
The existing trade fixtures and fittings at the property as referred to in the licence agreement belong to the Landlord and will be made available for use.
Rent to be inclusive of rates, water/sewage and electricity.
Occupier to be responsible for their own gas and telecom costs.

Closing Date
The closing date for Formal Written Expressions of interest will be noon on Wednesday 29th January 2025 and must be submitted strictly in accordance with the Formal Expression of Interest Proforma Form.
Formal Written Expressions of Interest will be assessed by The National Park against a scoring matrix and the resulting shortlist of interested parties will be invited to an interview.
Viewing Arrangements
Interested parties are advised that at this time of year the Castell Henllys site is open to the public from 10am to 3pm on Wednesday, Thursday, Friday, Saturday and Sunday only. Interested parties wishing to inspect the café are welcome to do so by prior appointment only.
