RICS Home Surveys

Buying a home is one of the biggest and most important financial decisions you’ll ever make. That’s why it’s essential to understand the true condition of a property before you commit to buying it. Discovering potential issues early can give you the confidence to make informed decisions — and even help you negotiate a fairer price.

At J.J. Morris, our experienced surveying team are fully qualified RICS (Royal Institution of Chartered Surveyors) members. As Chartered Surveyors, they carry out RICS Home Surveys — detailed visual inspections that provide a clear and professional assessment of a property’s condition.

Each report is presented in an easy-to-understand ‘traffic light’ format, highlighting areas that need attention and giving you peace of mind about the property’s overall condition.

We offer a range of survey levels to suit every property and budget — from straightforward condition reports to full structural surveys, and options that include an independent valuation.

Our Home Survey Options

RICS Home Survey – Level 1

A clear and concise overview of the property’s condition. Using a simple ‘traffic light’ system, this report highlights any areas that may require attention, identifies urgent defects, and flags potential risks or legal considerations.

RICS Home Survey – Level 2 (Survey)

Best suited to conventional homes in reasonable condition, this survey provides more detailed information on the property’s state of repair. It includes professional advice on necessary repairs, maintenance issues, and potential future costs.

RICS Home Survey – Level 2 (Survey and Valuation)

This option includes everything from the Level 2 Survey, plus an independent market valuation provided by one of our Chartered Surveyors — giving you an informed picture of both the property’s condition and value.

RICS Home Survey – Level 3

Our most comprehensive survey, ideal for older, larger, or more complex properties, or if you’re planning major works. This in-depth inspection provides a full analysis of the property’s structure, services, and grounds, with detailed advice on defects, repair options, and maintenance planning.
